Pricing guide

What a garage floor coating costs in Tyler, TX

Most 2-car garages land between $[X] and $[Y]. Where yours falls depends on the size of the floor, the shape the concrete is in, and the system you pick. Here's what moves the price, so nothing in your quote is a surprise.

Size comes first

Coatings are priced by the square foot, so a 3-car garage costs more than a 1-car one, but not three times more: setup, grinding equipment and travel are spread over a bigger floor. A typical 1-car garage is about [X] square feet, a 2-car about [X], and a 3-car about [X].

Stem walls, the short concrete walls around the edge of many garages, can be coated to match. They're priced separately because they're done by hand.

Measure your garage wall to wall at the floor, not by the number of cars. Built-in cabinets, steps and a water heater closet change the coated area, which is why we scan the floor at the free visit instead of guessing from the outside.

The condition of your concrete

Prep is where two quotes for the same garage differ most. A newer slab with a few hairline cracks needs little beyond grinding. An older slab may need more work before any coating goes down.

  • Crack and spall repair, priced by the length of crack: $[X] per foot.
  • Moisture-blocking primer, if the moisture test reads high: $[X] per square foot.
  • Removing an old coating or paint that's peeling: $[X]–$[Y].
  • Degreasing heavy oil stains: $[X] per stain.

The system you choose

Our three garage systems are priced per square foot: Classic flake with an epoxy topcoat is the lower-cost option, Premium flake with a polyaspartic topcoat is the one we recommend for most East Texas garages, and Premium plus an extra topcoat costs a little more for extra wear. Flake coverage (partial or full) and the topcoat are what separate them.

Why some quotes are much cheaper

A low quote usually skips one of three things: diamond grinding (an acid wash or a light sanding instead), a moisture test, or a quality topcoat. Each one is a common reason coatings peel or yellow within a few years. Ask any installer how they prep the slab and what the topcoat is before you compare prices.

Cost questions

Is the price at the free visit final?

Your exact price is set at the free visit, after we've measured and tested the floor. It never goes up after that.

Do you charge for the visit?

No. The visit is free, takes about 20 minutes, and you get a written price before we leave.

Is it cheaper to do it myself with a kit?

A store kit costs less up front, but it goes on over concrete that's only been washed, and it's much thinner, so it's far more likely to peel. A professional floor costs more because of the grinding, the thicker coatings and the warranty.
